Cairns Home Saved by ‘Cavity Drain Membrane’ System

The 1st below-ground level bedroom and storage area in this luxury tropical home was adversely affected by free-water penetration through external perimeter walls.
This caused mould, plus a damp and stale smell making the conditions unsuitable for use as a habitable space. A ‘Cavity Drain Membrane’ system was the ideal remedial waterproofing solution.
Project Description
The owners of this recently built luxury home experienced water ingress into the lower levels, prompting the lodgement of a complaint to the QBCC. Preliminary investigations were conducted by the QBCC which identified several issues that were suspected of contributing to the water ingress, and a waterproofing assessor was subsequently engaged, and ultimately Dryspace was consulted for input.
As specialists in the design and installation of below-ground waterproofing systems, Dryspace Solutions assisted in the remedial design, and then completed the waterproofing installation component in conjunction with a local builder (Eden View Homes) who undertook preparation, demolition and reinstatement works.
The main affected wall is on zero-boundary to the roadside, and the side wall with a swimming pool above, meaning an externally applied ‘positive side’ repair was impossible without tremendous additional costs. The design required an internally applied solution that could manage both free water and moisture vapour, integrate with existing waterproofing coatings, and allow for reinstatement of linings and finishes to match the pre-existing design.
Design Solution
Following an onsite inspection with QBCC Technical Inspector, Dryspace Solutions specified and installed the Newton System 500 cavity drain membrane system, using the Newton Baseboard and Newton Multiplugs to complete the system.
A cavity drain membrane system was the ideal solution for this project as it met the requirements for both the control of groundwater ingress, and the management of condensation that could potentially form between the primary external wall, and the internal water sensitive materials.
The cavity drain system can have metal furring channels attached to the blockwalls via the proprietary Newton Multiplugs, meaning minimal encroachment into the overall room space, for the reinstatement of internal linings.
A small sump and pump system was installed into the small storage area to accommodate a change in floor levels between separate subgrade rooms.
The project was completed on time and on budget. The home owner is very happy with the results, and the builder is pleasantly surprised at the solutions our team could provide for internally applied waterproofing systems.

The Solution
Dryspace were consulted to design and install an internally applied, reliable waterproofing solution. A Type C Waterproofing Systems was specified with the Newton System 500 Cavity Drain System being the obvious choice.
The design solution for this project required the internal floor areas to be ‘built up’ using a high-density, water resistant foam insulation spacer board to allow the Newton Base Drain to be installed. As the floors were ‘built up’ this method did not require cutting of the concrete, therefore no engineering modifications were required.
The specified system included installation of a small sump and pump system which was designed to be hidden within the custom cabinetry.
The Result
Since works have been completed the sump and pump system has been actively working to remove water and keep the cellar dry. The Client is incredibly happy with the final result and the genuine warranty provided by Dryspace.
