The Project
This new build home in inner-city Brisbane includes a beautiful, dedicated basement wine cellar. The cellar was originally waterproofed on the external side by the builders waterproofing contractor, but unfortunately some critical factors were not considered in the waterproofing design, resulting in ground water penetration that damaged internal wall linings, stud frameworks and fittings, and black mould on exposed and hidden surfaces.
Their original attempt at repair using an internally applied ‘negative hydrostatic coating’ also failed at multiple points, including cracks in the membrane, multiple penetrations that were poorly detailed, and also incompatibility of the termite barrier creating interstitial condensation.
This required complete stripping of all internal wall linings and termite barrier, a very costly and unexpected expense for the builder, and also further extending the build program.

Design Considerations
Our design ensured the following elements were considered:

• No external access for waterproofing.
• Core-filled blockwork construction with an in-fill slab.
• Internal walls were to be lined requiring a waterproofing membrane that could also serve as a moisture and condensation barrier.
• The brief required a system that could have fixings through the membrane to accommodate the custom cabinetry that was to be installed.

RECTIFICATION  OF  A  LEAKING  BLOCK WORK BASEMENT

The Solution
Dryspace were consulted to design and install an internally applied, reliable waterproofing solution. A Type C Waterproofing Systems was specified with the Newton System 500 Cavity Drain System being the obvious choice.
The design solution for this project required the internal floor areas to be ‘built up’ using a high-density, water resistant foam insulation spacer board to allow the Newton Base Drain to be installed. As the floors were ‘built up’ this method did not require cutting of the concrete, therefore no engineering modifications were required.
The specified system included installation of a small sump and pump system which was designed to be hidden within the custom cabinetry.

The Result
Since works have been completed the sump and pump system has been actively working to remove water and keep the cellar dry. The Client is incredibly happy with the final result and the genuine warranty provided by Dryspace.
