Dryspace are onsite on the Gold Coast this week repairing the basement of this multi-level home.
The homeowner reported that this basement has leaked since it was built, meaning the homeowners have never been able to utilize the area as a dry, habitable space, and it’s actually become a major source of moisture penetration into the house.
This is a full, in ground, four-sided basement that was built at the time of original construction 15-20 years ago and is only accessible by a set of internal stairs. The home is in a low-lying area with a variable to high water table meaning the basement is under hydraulic pressure for extended durations.
There have been multiple attempts to repair the leaking basement by both the original builder and several contractors including high-pressure injection, waterproof renders and two-part epoxy coatings. These have never achieved a reliable result as can be seen by how wet the walls are and how much efflorescence (white salts) are present on the walls.
The homeowner had essentially given up on being able to repair and use the basement area until she came across Dryspace Solutions. Our Technical team specified a Type C cavity drain system be installed with a dual sump\pump system to create a Grade 3 habitable space.
